Frequently Asked Questions
A switchboard is the control point for your building’s entire electrical system. When it becomes outdated or overloaded, risks increase, including electrical faults, fire hazards, and non-compliance with current safety standards. An upgrade improves safety, reliability, capacity, and ensures the building can support modern electrical demand.
Switchboard upgrades to common property are typically approved by the body corporate committee if they fall within delegated spending limits under the BCCM Act. Larger capital works may require a general meeting resolution. We provide committee-ready scope reports and cost documentation to support the approval process.
Most staged switchboard upgrades in multi-residential buildings take around two to five working days, depending on building size, number of distribution boards, and temporary power requirements. All works are planned around resident notice periods and building operations to minimise disruption.
All upgrades must comply with AS/NZS 3000:2018 and relevant Queensland electrical regulations. This includes RCD protection, circuit breaker standards, safe switchboard construction, and emergency system compliance. Every project is completed by a licensed electrician and includes full certification and compliance documentation.
The main switchboard and all common property distribution boards are the responsibility of the body corporate (owners corporation). This includes maintenance, repairs, compliance, and upgrades. Lot owners are only responsible for electrical infrastructure within their individual units.
Common signs include older switchboards without RCD protection, frequent tripping or overloads, visible corrosion or outdated fuse systems, or non-compliance flagged in electrical inspections. Buildings that are not EV-ready or cannot support smart metering are also strong candidates for upgrade. We can provide a full condition assessment and written report for committee review.
If a system is over 20–25 years old, experiencing regular faults, or struggling to support modern electrical loads, it’s likely due for an upgrade. A professional inspection will confirm compliance risks, capacity issues, and safety concerns.
RCBOs (Residual Current Breaker with Overcurrent protection) combine circuit protection and earth leakage protection in a single device. They shut down power instantly if a fault or leakage is detected, reducing the risk of electric shock and electrical fires. They are a key requirement in modern compliant switchboard systems.
